Prices JUST UPDATED. Indicative ballpark figures in rand, rounded, based on typical South African market rates. They are not our prices or quotations, and no contractor is bound by them. Ask whether VAT is included, and check what each quotation covers, such as scaffolding, rubble removal and call-out fees.
Worked Example
A 140 m² concrete tile roof with sound trusses: stripping R8,400 - R14,000, new tiles, battens and underlay R84,000 - R119,000, fascia and gutters R5,000 - R12,000. Total roughly R97,000 - R145,000. With IBR sheeting instead of tiles the main line drops to about R63,000 - R112,000.
What Affects the Price
- Roof area and pitch. Bigger and steeper roofs need more material, labour and safety equipment.
- Covering. IBR is usually cheapest, clay tiles the most expensive.
- Timber condition. Rotten battens, purlins or trusses add significantly.
- Asbestos. Removal must be done by a registered contractor and costs extra.
- Extras. Scaffolding R3,000 - R12,000, skip hire R2,500 - R5,000, new gutters and fascias.
What a Quotation Should Include
- Area measured. Roof area in square metres, not floor area.
- Covering specification. Tile or sheet type, profile, thickness and colour.
- Underlay and insulation. Whether new underlay, battens or insulation are included.
- Structural work. Truss inspection, replacements and sign-off.
- Removal and clean-up. Stripping, disposal and site clean-up.
- Warranty. Workmanship warranty in writing, plus the manufacturer warranty.

Get Roofing QuotesFrequently Asked Questions
Is it cheaper to re-roof with IBR than tiles?
Usually yes. IBR is lighter and quicker to fix, though some estates and complexes require tiles.
Can I keep my existing trusses?
If they are sound and suitable for the new covering, yes. Changing from sheeting to heavier tiles may need the structure checked first.
Do I need plans to replace my roof?
Like-for-like re-covering often does not, but changing the structure or pitch usually does. Check with your municipality.
How long does a re-roof take?
A typical house takes from a few days to a couple of weeks, depending on size, weather and structural work.
